Your investors are going to want to a lot more out of a deal than that. 1/ Contracts Your investor will most likely want contracts in place either with the seller or with an estate agent. If there are already tenants in place then they will want contracts with them as well and may be looking at how long those contracts will remain in place (the term of the contract). 2/ Property Type Investors will most often be specialised. That is to say that they will be investors in particular property niches and only interested in investing in the real estate area that they understand. These may be… HMOs (houses of multiple occupation) Flat conversions Development projects Vanilla buy to lets But there are many more property types to consider. (NB Vanilla buy to lets are a weak source of investment interest as they only have about an 8% return on investment). HMOs have a much greater return. 3/ Location Your investor might only be interested in specific locations. Maybe they are looking at capital growth as part of their property investment strategy in which case a particular postcode could be more desirable than another. Maybe they have a specific tenant profile in mind which would rule out certain locations. 4/ Rental Yield Of course every investor will have an idea as to what they want from their investment. This is the return on investment which, in the case of buy to let property is the rental yield. With vanilla buy to lets there is typically about an 8% return. This is quite low and often property and real estate investors aren’t interested in these types of property. Before approaching an investor you need to do the sums and make sure that the return is the type of thing that a specific type of investor would be interested in. 5/ Discounts The deals that we offer in our live property deals contain a 15% discount (give or take). Some may only be interested in students or HMOs. Some may only be interested in families or flat shares. There is no point in bringing the wrong type of tenant to an investor. Find your niche As you can’t be all things to all people it is important to find your niche. Your potential investors will be investing only in very specific niches as will be part of their real estate investment strategy. If they have niched down into the property market then you must too. I'm Kate Gwinnutt the author of the Cardiff Bay Property Blog and Sales and lettings Director at Northwood Cardiff. Today I have just been doing some lettings viewings in this lovely 2 bed apartment in Ferry court which is a popular development in Cardiff Bay. Properties in this development do make a good buy 2 let investments so I thought this would be a good place to do this week’s property deal. Ill just give you a little info the development itself and then let you know about a buy 2 let property I have seen which I think may be worth a look. So firstly why is ferry court a good location for a buy to let? Well properties to rent in this development are in high demand. One of the main advantages of ferry court is that is has on site leisure facilities which includes gym, swimming pool and jacuzzi – perfect for attracting tenants. It also has the added benefit of 24 hr concierge. It is also in a good location with amenities close by such as 2 supermarkets, coffee shops and the Cardiff international pool One thing to bear in mind when you are considering buy to let in ferry court is that the properties do vary quite a lot in size and layout. For example not all 1 or 2 beds are the same, now the one I am in now is one of the higher end 2 beds as it has this lovely long balcony with fab water views which can be accessed from both the bedrooms and the lounge There are some other 2 beds on the market at the moment and one in particular which caught my eye and has just come to the market with Seabreeze homes for £165,000. It is a two double bedroom with separate lounge and kitchen. The added benefit of this one is that does have a small balcony which is accessed from the lounge. It also has an allocated parking space. From the marketing photos it looks in good condition so you wouldn’t need to do much if anything to get it tenant ready. Now I would suggest you can expect to achieve a rental income in the region of £800pcm which based on the current asking price gives you a yield of around 5.5%.
